Well, city fiend, regarding the area next to the CBD that you want to fill,
I would suggest you to remove all the huge buildings next to that area, and
put some of them into that area with more gardens around:

I like the botanic garden a lot.
Though I don't know whether it was really a botanic garden or
    just a common garden...
The new ship terminal looks fine, though I think you need
more than one skywalk for entering the ship, or did I oversee something?

I personally would fill the gap with a dense German house neighbourhood. The city has a fair amount of green space. It would look more realistic that way because that area would have been the old dense town, before high rises came along.

Trams and buses (lots of them), There is no metro lines yet so if the traffic gets too bad I have the option of using the metro.;)

But what exactly is the beautification?
Is it the trees now, which give a nice contrast to
the city hall, or is it something else?

Thank you Nogerivan, sorry I cannot take mega screenshot, there are too many buildings on the map so it would just crash.

The trees are a part of it, but it is the plazas, parks and trees etc. that is the beautification. I will add more pictures to this soon as it was late and I was tired last night.

Yes, it always happens to me when my city has lots of buildings. And my computer is pretty powerful, so I guess it's the game that has the problems when it is over-burdened.

Your cities are top class, so great but so underrated. This one and Shepparton are one of the best on this site. From above the most realistic on this site. Can't wait for the next update! :)
