Immediately after the Government of New England officially announced the Wellington-Croydon-Stockport underground rail proposal (which includes a new underground train station in Glebe), the land value and property prices in Glebe skyrocketed. In 2018, the average property prices for a 2-bedroom apartment in Glebe was $230,000 (approximately $100,000 below the average price of inner city apartments in Wellington). Glebe, as a suburb, is derelict and generally abandoned. With anticipation of a new underground rail station and possible regeneration, average price for 2-bedroom apartment went up to $400,000 which is above average for the entire Wellington metropolitan region for apartments.
The Government of New England believes that a new underground rail station in Glebe will completely transform the suburb into a high density, mixed-use, community-oriented suburb.
- The buildings within blue areas will not be demolished - it will be retained.
- The buildings within yellow areas will be demolished and given planning permission for up to 15 storeys mixed-use development.
- The buildings within red zones will be given planning permission for up to 30 storeys residential development (apartments).
- The white line represents the proposed alignment for a new underground rail between Wellington and Stockport via Croydon.
This is what Glebe currently looks like. It is mostly low-rise, industrial, and with many industrial chimneys. There are some residential areas but it is still mostly a dirty and rundown suburb. The glass highrise buildings (to the left) is new waterfront-style apartment buildings which were just built three months ago. The large grey building to the bottom of this picture (in front of Silverwater train station) is IKEA.
The Government of New England is aiming to open the new underground rail by 2025, however they also aim to completely transform Glebe between 2020-2030. They will give special planning permissions for large scale developments in Glebe to support the regeneration of the suburb.
