These buildings are very very nice and definitely necessary . Is it possible though to make them not appear by themselves and place them maybe to special buildings-office? Because they sale office instead of retail and whenever it s needed to zone for retail they take the places.

 

Definitely should be ploppable only since they are not standard size.
They have no land base and popup in retail zones.
No way to remove this patch without deleting all retail zones first.

 

To answer what is lightmaps. It is the ambient occlusion of the building, indirect shadows.

BTW, you haven't used bp (bump) map too, it is not that very important but it gives extra realism to brick textures.
